Information For Tenants

Requirements prior to renting a property with Somerdale Management Limited.



1. To secure a property a non-refundable deposit of 1 or 2 weeks rent is required.

2. Referencing:

     After the property has been secured, we will require your email address and a form of I.D in order to pass on to Letsure/FCC                 Paragon who will contact you regarding what information they will need to commence credit and reference checks.



3. Funds:

   Prior to move in: This can be cash, banker's draft or online transfer (Faster Payment). Personal cheques cannot be accepted.

   This will consist of 6 weeks Deposit (your holding deposit it deducted from this,) 1 Month's rent paid in advance and a                             contract/referencing/deposit insurance fee per tenant. The fee is either £190 per person or £295 dependent on landlord - For             further information please refer to the tenancy guide or visit our office where all fees are clearly displayed. 

4. Tenancy Renewals:

    There is a renewal fee after your initial 6 or 12 month contract.

5. Notes

    New tenants -  Keys will be available from 3pm.
    Departing tenants -  Keys to be returned by noon.



   Notes:  Accounts that are 14 days in arrears will have a reminder letter sent, with a charge of £35.00 for the first letter and £75.00                      for the second. Default notices will be charged at £100.00.
